You have questions - We have answers! While we try to keep our process as simple as possible, our customers will always have questions. To save you the time and trouble of having to ask us, we've listed the most common questions and their answers.

Tenant Frequently Asked Questions

What if my tenants move out prior to the end of the lease?

The Designated Agent will re-rent the property for free.  However, if another agent (including a Chase Real Estate Agent) brings a qualified tenant, there is a  commission due of $750.00.


What if yoru tenant is in a property shorter than a twelve (12) month lease term?

The commission to Chase Real Estate is 75% of the monthly rental amount.  Once the tenant vacates the property, the Leasing Agent begin marketing the property and start over.

Where are your homes located?

Our homes are located throughout the Chicago Suburban area.

Do I have to pay to use your services?

We don't charge to help you find a home. But if you decide to enter into a lease agreement for any of   our properties, there is a $35 application processing fee per adult.

Do you allow pets in your leasing properties?
   
Many properties do allow pets. However, the pet policy varies  from property to property, depending upon  the owner's terms.

How do you select who qualifies for a Lease?

We use a five-step qualifying process. This includes a credit  check, employment verification, current and  previous residency verification, public record search and criminal background check.


How long does it take to complete the application process? 

We like to keep things fast and simple so we offer a streamlined application process. Once you locate the  property you want, the application process typically can be completed within 24 to 48 hours.

When can I move in?

After the application process is completed, the lease agreement   signed, and required payments collected,  you are free to move in to your new home.

Can you help me select the home that's right for me and my situation?

Absolutely! We have leasing specialists on staff to take you through the process step by step, answering all  your questions and directing you to the rental home that would best suit your situation.

How much does it cost to move into a rental home?

The security deposit is one month's rent and monthly rent vary  from house to house.  You will need to pay  the security deposit and rent prior to moving into the property.

How can I see the homes I'm interested in?

Each listing includes a street address so you can drive by and  see the outside of the home and get a feel for  the general  neighborhood. However, to get inside you will need to get in touch with us and make an  appointment to view the property.  Make a list of the homes that match your selection criteria and call our  office; a leasing specialist will take it from there.

I found a home I like, but I'm not able to move in for a few months?

The only way to secure the home you choose is to complete the  leasing application process and  begin lease payments. But since we typically have hundreds of houses available, it is highly likely that you will  find another suitable home when you're ready to move in. We update our rental home listings daily, so check our website and weekly ads regularly.

Can Chase Real Estate help me locate and purchase investment property?

Yes, absolutely. It is vital to successful real estate investing that  you select the right property. Over the  years, Chase Real Estate has purchased thousands of homes for clients and we know what  to look for in  an investment property.

How long should it take to secure a tenant?

On average our Lease Team can secure a tenant in 28 days.

Who is responsible for changing the utilities?

This is the responsibility of the tenant and our leasing team will  make sure they understand this. Please do not turn off any utilities while the home to vacant. This can hold up the rental process.

How do I renew the lease?

We recommend that 60 days prior to the end of the lease you  notify the tenant by mail if you would like  them to renew. If they choose to renew you can find a blank lease on our website.

What can I do to help get my property rented?

    1.  Check with the city to see if you are required to have a RENTAL
         occupancy permit and forward it to us when you receive it.

    2.  Make sure the unit is clean on the inside as well and the outside.

    3.  Make sure we receive at least 10 interior photos.
